Housing prices in Romania up by 3.1% in H2. Which are the cities with the most expensive apartments?

Houses for sale in Romania were more expensive by 3.1 percent in the second half of 2017. Cluj-Napoca ranks first with the highest prices per square meter for apartments and Bucharest comes second, according to a study by Imobiliare.ro.

The 3.1 percent increase is similar with the one reported in the first half of 2016, 3 percent on the average. Housing prices went up by 4 percent in the first three months of 2017. They are on a constant upward trend in the past three years.

The claims of the local residential properties’ sellers have climbed by 13 percent on the average in the past 12 months, statistics revealed.

Cluj-Napoca is still first on the highest average housing prices, with a value of EUR 1,330/sqm. The local real estate sellers’ demands went up by 4.9% in the H2 2017.

Bucharest ranks second, with EUR 1,240/sqm and an advance of 3.4% in the past three months. The distance between the two cities has however declined in the past 12 months, for housing prices have increased more in the Capital (12.9%) than in Cluj-Napoca (11.7%).

Constanta, the city on the Black Sea shore, posted a lead of 4 percent in the second half of 2017 and 8.3 percent in the last year, with EUR 1,020/sqm.

The prices for apartments in Brasov and Iasi have increased the least both in H2 and in the past 12 months, with EUR 950, EUR 920/sqm respectively.

Timisoara has posted a lead of 3.5% in H2, climbing to an average price of EUR 1,080/sqm.

The highest prices asked for the apartments countrywide, four regional city centers have scored over EUR 1,000/sqm: Cluj-Napoca, Bucharest, Timisoara and Constanta.

After an 8 pc rise in the last term, Craiova reached an average of EUR 980/sqm, outranking Brasov and Iasi.

At the opposite side, the most accessible county residence cities on housing prices continue to be Resita and Giurgiu, where an apartment can be purchased on the average with EUR 440, EUR 450 respectively per square meter.

In H2, the most significant rises occurred in Sfantu Gheorghe (+8.5%, up to EUR 550/sqm), Oradea (+8.3%, up to EUR 840/sqm) and Craiova (+8%, up to EUR 980/sqm).
