One United Properties has secured a €20 million increase to its 2021 financing agreement for One Cotroceni Park Office Phases 1 and 2. The additional financing is provided by Banca Comercială Română S.A. and BRD Groupe Société Générale S.A. This increase will be used to reimburse shareholder loans and cover other costs related to the transaction.
In 2021, One United Properties initially secured €78 million in financing for One Cotroceni Park Office Phases 1 and 2 from Banca Comercială Română S.A., BRD Groupe Société Générale S.A., and Erste Bank A.G.
One Cotroceni Park, one of Bucharest’s largest urban regeneration projects, is built on a 5.8-hectare site previously occupied by the Ventilatorul factory. This sustainable development features an integrated real estate concept with residential, office, and commercial spaces, revitalizing the area.
Phases 1 and 2 of One Cotroceni Park Office have achieved occupancy rates of 94% and 90%, respectively, reflecting strong demand for sustainable, high-quality workspaces. The office spaces are LEED Platinum and WELL Health & Safety certified, highlighting their minimal environmental impact and optimal workplace conditions. These offices house international companies such as Siemens Energy, Ford, Superbet, Stripe, and BAT Global Business Solutions. The residential component includes approximately 900 high-end apartments and various commercial spaces for leisure, dining, sports, and relaxation.
The development of One Cotroceni Park has enhanced the aesthetic and quality of life in the area, sparking economic growth and neighborhood revitalization. This project is part of a larger urban development that will continue with One Cotroceni Towers, together forming One Cotroceni City, spanning over 10 hectares of land.
