Romanian Retail Investors Plan Real Estate Investments from €1,500 Next Year

According to the results of a study conducted by MKOR for Build21 real estate company, Romanian retail investors prioritise the real estate market, regardless of their investment capacity: those with no prior experience in this sector are willing to invest amounts starting from €1,500, while experienced investors aim to acquire a property within the next 12 months.

The MKOR study surveyed a sample of 255 respondents, representing retail investors aged between 20 and 55, with individual monthly incomes of at least 4,000 RON and residing in medium to large urban areas. Of these, 66% are experienced real estate investors with at least one previous investment, while 35% of respondents indicate interest in the real estate sector and anticipate investing at least €1,500 in the next 12 months.

Regarding general investment habits, the study shows that investors prefer low-risk investment products, with 8 out of 10 respondents investing in bank deposits and certificates of deposit. Besides acquiring property for personal use and investment, experienced investors rank ETF investments and real estate funds (63%), and real estate investments through crypto tokens (57%) among the most common investments. Additionally, 6 out of 10 experienced real estate investors have also invested in cryptocurrencies, while 1 in 2 have invested in blockchain technology.

For those planning to invest in real estate next year, risk and return (51%) and investment costs (49%) top the list of investment selection criteria.

When it comes to their expectations from existing real estate projects, 58% prioritise the provision of basic services (running water, gas, electricity) and 47% value safety and resistance to natural disasters. A smaller percentage are interested in green spaces (37%) and road infrastructure and pedestrian areas (36%).
