Storia Analysis: Bucharest Apartment Prices Rose by EUR 16K in One Year

The average sale prices for apartments – both on primary and secondary market – registered a 13% increase in December 2024 compared to the same month in 2023, according to the latest data from Storia, the real estate platform launched by OLX. Regarding buyer-seller interactions, the data shows a 27% increase in contacts between buyers and sellers in December 2024 compared to December 2023.

Analyzing the latest data on our platform, we observe an interesting trend in the real estate market: the prices of apartments for sale have shown a sharper increase for properties from the secondary market compared to those from the primary market year-over-year, specifically in December 2024 compared to December 2023. This trend reflects a shift in buyer preferences, which may be influenced by factors such as location, price, immediate availability, customization potential, or other specific features of secondary market properties,” said Monica Dudău, Senior Marketing Manager, Storia & OLX Imobiliare.

Average apartment prices in BUCHAREST in December 2024

In Bucharest, the average price on both the primary and secondary markets apartments was EUR 1,880 per square meter, 13% higher than in December 2024 vs. December 2023. Properties on the secondary market were, on average, 24% more expensive, with a price of EUR 2,075 per square meter. Meanwhile, properties on the primary market had an average asking price of EUR 1,715 in December 2024, representing a 4% increase compared to the same month in 2023.

In December 2024, the average prices for apartments in Bucharest were as follows: Studio (40 sqm): EUR 75,188; Two-bedroom apartment (55 sqm): EUR 103,383; Three-bedroom apartment (75 sqm): EUR 140,977.

Average Apartment Prices in MAJOR CITIES in December 2024

CLUJ-NAPOCA: The average price for apartments on both the primary and secondary markets in Cluj-Napoca was EUR 2,950 per square meter, 15% higher in December 2024 compared to 2023. Apartments on the primary market had an average asking price of EUR 2,965 per square meter, up 16% compared to December 2023. Meanwhile, apartments on the secondary market had an average asking price of EUR 2,933 per square meter, representing a 15% year-over-year increase.

The average price of a studio apartment (40 sqm) in Cluj-Napoca was EUR 118,008 in December 2024. The average price of a two-bedroom apartment (55 sqm) was EUR 162,261, while a three-bedroom apartment (75 sqm) was priced at EUR 221,265.

IAȘI: The average asking price for apartments in Iași was EUR 1,711 per square meter. Apartments on the primary market saw a 10% price increase in December 2024 compared to the previous year, reaching EUR 1,650 per square meter. Meanwhile, apartments on the secondary market experienced an 18% increase compared to December 2023, with a price of EUR 1,769 per square meter.

Comparing prices by apartment type, it can be observed that in December 2024, the average price of a studio apartment (40 sqm) in Iași was EUR 68,448. Two-bedroom apartments (55 sqm) had an average price of EUR 94,116, while three-bedroom apartments (75 sqm) were priced at EUR 128,339 on average.

TIMIȘOARA: In December 2024, the average asking price for apartments in Timișoara was EUR 1,722 per square meter. Apartments on the primary market had an average asking price of EUR 1,682 per square meter, marking a 10% increase compared to December 2023. Meanwhile, apartments on the secondary market saw a 15% increase, reaching an average asking price of EUR 1,742 per square meter.

In December 2024, the average apartment prices in Timișoara were as follows: Studio (40 sqm): EUR 68,895, Two-bedroom apartment (55 sqm): EUR 94,730, Three-bedroom apartment (75 sqm): EUR 129,178.

BRAȘOV: In December 2024, the average asking price for apartments on both the primary and secondary markets in Brașov was EUR 2,110 per square meter. Specifically, the average asking price for apartments on the primary market reached EUR 2,119 per square meter, representing a 7% increase compared to December 2023. Prices for apartments on the secondary market increased by 21% compared to December 2023, with an average of EUR 2,107 per square meter.

The average price of a studio apartment (40 sqm) in Brașov in December 2024 was EUR 84,408. A two-bedroom apartment (55 sqm) cost EUR 116,061 on average, while a three-bedroom apartment (75 sqm) was priced at EUR 158,264.

SIBIU: In December 2024, the average asking price for apartments in Sibiu was EUR 1,754 per square meter. The average asking price for apartments on the primary market increased by 23% compared to December 2023, reaching EUR 1,701 per square meter. Meanwhile, apartments on the secondary market saw a 22% increase, with prices reaching EUR 1,782 per square meter.

In Sibiu, the average price of a studio apartment (40 sqm) in December 2024 was EUR 70,167. A two-bedroom apartment (55 sqm) cost an average of EUR 96,479, while a three-bedroom apartment (75 sqm) was priced at EUR 131,563.

CONSTANȚA: In December 2024, the average asking price for apartments on both the primary and secondary markets was EUR 1,911 per square meter. Apartments on the primary market had an asking price of EUR 1,941 per square meter, representing an 11% increase compared to December 2023. Meanwhile, apartments on the secondary market saw a 15% increase in average asking prices, reaching EUR 1,887 per square meter.

The average apartment prices in Constanța in December 2024 were as follows: Studio apartment (40 sqm): EUR 76,456; Two-bedroom apartment (55 sqm): EUR 105,127; Three-bedroom apartment (75 sqm): EUR 143,356.

 

ORADEA: In December 2024, the average asking price for apartments on both the primary and secondary markets was EUR 1,668 per square meter. Apartments on the primary market had an average price of EUR 1,788 per square meter, marking a 15% increase compared to December 2023. Meanwhile, apartments on the secondary market saw a 13% increase, reaching an average asking price of EUR 1,634 per square meter.

In Oradea, the average price for a studio apartment (40 sqm) in December 2024 was EUR 66,710. Two-bedroom apartments (55 sqm) were priced at EUR 91,727 on average, while three-bedroom apartments (75 sqm) cost approximately EUR 125,082.

CRAIOVA: In December 2024, the average asking price for apartments was EUR 1,717 per square meter. Apartments on the primary market had an average asking price of EUR 1,790 per square meter, reflecting a 15% increase compared to December 2023. Meanwhile, apartments on the secondary market had an average asking price of EUR 1,701 per square meter, marking a 13% year-over-year increase.

In Craiova, the average prices in December 2024 were as follows: Studio apartment (40 sqm): EUR 68,683; Two-bedroom apartment (55 sqm): EUR 94,440; Three-bedroom apartment (75 sqm): EUR 128,781.
