CTP expands its portfolio in Cluj-Napoca, investing EUR 15 M

CTP continues to take advantage of the potential offered by the Romanian market, this time deciding to invest EUR 15 million in the development of a new logistics park near Cluj-Napoca, a press release informs.

CTPark Cluj II will be located in Floresti and will benefit of a total leasable area of 29,000 sqm. The company already owns a logistics park in Cluj County, CTPark Cluj I, located in Apahida, with a leasable area of 23,000 sqm, completed last year.

“There is a high demand for space coming from Cluj, which continues to attract big investors in areas such as IT, automotive, FMCG, textile industry, technology. It is the third largest city in Romania and one of the best economically developed in the country, which generates a growing need for new storage and production facilities. The recent investments, the significant infrastructure improvements, as well as the proximity to the western border are all assets that made us place Cluj up on the top of our long-term development strategy in Romania,” says Ana Dumitrache, Country Head of CTP Romania.

The premium industrial parks developer is thus continuing its accelerated nationwide expansion process, particularly in the western part of the country, where the demand for Class A logistics and industrial facilities has increased considerably in recent years.

Strategically located near the exit of the city, direction Cluj-Napoca – Oradea, with direct access from DN1 and E60, CTPark Cluj II will be developed on a land of 65,000 sqm. The project is in the licensing, design and tender phase for subcontractors. The construction will be completed in two stages: in March 2018 and in the second half of next year.

The new logistics park will have a total of 29,000 sqm GLA, out of which approximatively 8,000 sqm are already leased by one of CTP’s strategic clients.

The remaining 21,000 sqm constitute a single warehouse with a flexible structure that allows space to be divided into different sizes, depending on customer’s needs, from 1,500 sqm to 10,500 sqm.

The CTPark Cluj II spaces will be developed according to the company’s highest technical standards, designed to deliver significant operational cost savings and reduce the impact on the environment. The standards offered by the new logistics park will be unique on the Cluj market. The buildings will be equipped with indoor and outdoor LED and Smart LED technology lighting, as well as roof skylights that will ensure good natural light.

While working on the construction of the new CTPark Cluj II, CTP continues to develop the first logistic park in the area from its portfolio. The company invests approximately EUR 4.5 million in the 10,500 sqm expansion of CTPark Cluj I, located in Apahida, at 13 km from the centre of Cluj-Napoca and near the airport. The warehouse will be completed in November 2017 and will be occupied by the strategic client of CTPark Cluj I, the retailer Profi.
