Dedeman buys 6 hectares of land near Vama Giurgiu

Dedeman, the largest DIY retailer in Romania, has recently acquired approximately 6 hectares of land near the Giurgiu customs, at the border with Bulgaria. The transaction, facilitated by real estate consultancy Colliers, is a strategic investment that allows Dedeman to expand its network and establish a presence in the last remaining county where it had no stores.

“The land already has approved urban planning documentation for commercial use, allowing construction of the new Dedeman store to begin quickly. With this acquisition, Giurgiu became the last county to be integrated into Dedeman’s national network. The transaction reflects the dynamic nature of the real estate market, especially in the retail sector, which is experiencing significant growth driven by increasing consumer demand”,  explains  Sînziana Oprea, Director of Land Agency at Colliers Romania.

Retail-oriented land transactions accounted for approximately 20% of the total market volume in 2024, bringing the sector close to the €450 million mark recorded the previous year. Despite economic and political uncertainty, growth remained steady, according to Colliers’ annual report. Colliers consultants highlight that retailers continue to prioritize consolidation and expansion, securing long-term agreements and focusing on previously untapped areas.

The supply of land remains diverse, with well-positioned properties with approved urban planning documentation moving quickly at stable prices with minimal adjustments.

“In this context, retail developers continue to expand, investing in business parks of various sizes based on the potential of each location, as well as in stand-alone stores operated by major industry players. In addition, large plots of land suitable for mixed-use projects, often with a retail component, continue to play a key role in the market dynamics”, adds the Director of Land Agency at Colliers Romania.
