Survey: Prices of dwellings will stagnate in 2019, funds for ‘first house’ will decrease, ROBOR Index will not exceed 3.5%

The prices of dwellings will stagnate next year, nationwide, in the context that the funds for the ‘first house’ programme will decrease by 25%, whereas the ROBOR Index level will not exceed 3.5%, a survey conducted by RE/MAX Romania, in partnership with imobiliare.ro reveals on Monday.

The respondents to the survey on the real estate market in 2019 bring both positive and negative estimates.

The analysts anticipate that the prices of dwellings in 2019 will stagnate, possibly a slight increase. In 2022, in the large cities, the prices will grow, mainly in the areas with high growth potential.

According to the analyses conducted by the International Monetary Fund the ‘first house’ programme will have funds by 25% lower.

“The ROBOR Index, at least for the 3-month interval, will not exceed 3.5%,” the release reads, quoted by ziare.com.

In 2019, the buyers will become more exigent, with location, seriousness, the developers’ prestige will become more important.

The specialists believe the demand for dwellings will grow continuously, confirmed by the increase in the number for construction authorizations, up by 7.6% against the first seven months of the previous year, the figures from the National Statistics Institute read.

In 2018 the prices of dwellings have increased in Bucharest and regional centres: in Cluj Napoca (below 1%, up to an average of EUR 1,500 per square metre), Iasi (+2.9%, up to EUR 1,045 per square metre), Timisoara (+0.3%, up to EUR 1,204 per square metre).

The survey was conducted on a sample of 300 respondents in 30 cities, with answers from 166 real estate specialists to 86 questions.
