Romania, in top 10 fastest cities worldwide to recover property prices via Airbnb

According to the recent research of online estate agent Nested, a property in Bucharest, would take 263 months to recuperate value via traditional rental methods, and 46 months via Airbnb, placing it 10th worldwide, a press release informs.

This compares to Lagos, Nigeria where it takes the least amount of time to recuperate property value via traditional renting at 132 months, and Taipei, Taiwan where it takes the most amount of time at 693 months. Properties in Durban, South Africa take the least amount of time to recuperate their value via Airbnb rental, at 18 months on average. Properties in Beijing, China take the most amount of time to recuperate their value via Airbnb rental, at 714 months on average.

Thus, the average cost of a 3-bed property in the Romanian capital amounts to EUR157.966, compared to Cairo, Egypt which has the most affordable average cost of a 3-bed property at EUR 56.495 and Hong Kong which has the most expensive average cost – EUR 2.253.307.

Following the Real Estate Return on Investment Index undertook by the London-based online estate agent, the rent for a 3 bedroom property is at a monthly average of EUR 601 in Bucharest, while the most affordable is also met in Cairo – EUR 363. On the other side, the rent for a 3 bedroom property is the most expensive in San Francisco, USA at a monthly average of EUR 5.095.

Malaysian capital Kuala Lumpur has the most affordable monthly average Airbnb cost, at EUR 1.559, while Dubai has the most expensive monthly average Airbnb cost – EUR 14.891.

The research results demonstrate which cities present the best investment possibilities for either traditional rental or sharing services like Airbnb. Airbnb is an online marketplace and homestay network enabling people to list or rent short-term lodging in residential properties, with the cost of such accommodation set by the property owner.

On airbnb.com, nearly 10,000 properties in Romania are registered. Prices start at RON 42 per night for a bed in a shared room and reaches over RON 5,000 per night for a luxury villa with seven bedrooms and pool in the center of Bucharest.
