One United Properties, a leading developer of premium residential real estate and office buildings, will start the construction works on One Floreasca City this April.
The multifunctional residential project, developed together with Auchan Romania, is located on the site of former Ford factory in Bucharest, also known as Automatica industrial area located at blvd. Mircea Eliade and Calea Floreasca crossroads.
The project will improve the entire area and involves an investment of EUR 100 million, developer representatives said.
One United Properties will integrate an exclusivist residential complex – One Mircea Eliade, and a high-end office building – One Tower. The commercial area inside the complex will be developed by Auchan Romania. The entire structure is authorized for a 125,000 sqm built area (73,000 sqm above-ground and 52,000 sqm underground).
One Mircea Eliade will be made of three towers and will integrate 250 exclusivist apartments (two towers P + 15, one tower P+20). The compound will offer a breathtaking view over Floreasca Park and Floreasca Lake.
One Tower office building (P + 16) sums up to 24,000 sqm divided in office spaces AAA class endowed with the latest technologies. Every floor will benefit from a 1,450 sqm surface, regulate shape, natural light and an efficient compartmentalization of space. One Tower is created mainly for companies interested in renting a superior quality space for work environment. One Tower will also offer a unique view over the lake and the park area.
At the same time, 30 percent of the land area of 2.8 hectares will be allocated to green spaces, and the project will have 1,200 underground parking spaces.
One United Properties has several high-end residential projects completed (188 units), under construction (453 units) and in the short-term pipeline (more than 500 units) in Bucharest’s Center-Northern area. The most recent completions were One Herastrau Park (28,000 sqm), One Floreasca Lake (15,000 sqm), while One Charles de Gaulle (8,000 sqm) will be delivered in Q1 2018 and One Herastrau Plaza (32,000 sqm) will be delivered in Q3 2018.
